brownfield:

a real estate site that has been developed and used, but now abandoned.

Typically brownfields are commercial and industrial real estate sites that draw little or no attention from prospects because they are fraught with environmental problems and/or safety concerns. For example, enterprise developers avoid taking an interest in properties damaged by pollution and contamination or site used for dumping of hazardous waste.
